  1. Looks amazing inside but I have to say I'm not a fan of rendering the outside and hiding original features and brickwork. It does look good but it kills the history of the streets.

  2. I usually flip (usually…I'm on my second! lol) to build capital. I've only used savings and I have no income other than the income for writing freelance for The Scottish Sun so basically, I have littl income (lol).

    I'm just passing 1st fix on my 1 to two bed flat conversion in Dundee and have contracts sent from lettings companies looking to buy the property post refurb giving me £30k profit on a £75k spend (for property, refurb and all fees).

    I'd like to start building an income too but hate the idea of single lets in Scotland. After this video, I'm going to look at the numbers on making this a R2R because if I can keep control over my asset (the property) and have someone R2R it with the same commercial lease (full repair etc) and give me more than I'd get from a tenant, then I'm in. I'm all for "trying things out to learn too" which is why I take people around my projects at various stages to explain how things are done and what mistakes were made and then solved. If someone did that for me when I was starting out 2 years ago it would have boosted my confidence and I want to be of value to people and see them progress (hopefully quicker than me).

    Great video and can't wait to see the numbers on the refurb. I cant use legit contractors just now (yes, I'm taking a few chances but with the discounts I managed to negotiate on the properties they would auction at £15k+ profit as is) due to the costs and after 50-103 viewings for me to get each property, I've had to work hard to get prices down so i can built capital quickly in order to get myself out of the sub £100k "busy" pool of investors and into a higher bracket with more profit margin.
