Been in building trade 18 years and refurb my own flips In Leeds, very good video and accurate pricing needs to seen by deal sourcers and estate agents who think a refurb costs 10k

This is all location specific. I’m guessing you renovate in the north? In the South East its pricier
This pricing is way off for the South East, specifically Buckinghamshire. I wish we had your pricing.
Id hav put a vintage cast iron fireplace on tha chimney breast even if it was dormant 🗝️

Would a full rewire still cost £4.5k if all wood has been stripped and the house is back to brick? That should remove a whole load of work shouldn't it?

Where are people getting those prices for windows and doors? I've had a company in Huddersfield quote me £7k just for 8 windows and £3k for front composite door
Its a lot more expensive down South.
Nice vid but think prices seem a bit off. I feel either just work/ materials were quoted and not both/ some sort of trade discount. I’d say x1.5 – x2 for all in based on your location
Insulation costs ? I’ve watched a few of your breakdowns and don’t see . If you’re stripping to the walls how do you insulate as well ? Thanks great videos
This should be called how much does it cost to refurbish a house in certain parts of UK . You can forget these prices, quotes in the South East and certainly not london
I appreciate the depth of research behind your points. It’s clear you’re speaking from experience, which adds a lot of credibility to the advice.
I believe some of the things you said, like bathroom, kitchen, electricity, heating, cost a lot more if you don't have enough contacts like you. Would put many more thousand pounds in that.
Real costs outside London:
Bathroom: £6k
Full re-wire: £8k
Boardig a ceiling: £1000
Skimming the walls and ceiling in one room: £1500
Kitchen and appliances: £10k-20k
All-in, if you want to go back to brick, a 3 bed house will cost you at least £60k, and that's by finding the cheapest trades for each individual job.
Can I ask – I’m due to do up an old house that I’m in the process of buying, to live in. The prices that you quote – are they the same as a ‘Joe Public’ would pay, or are they based on a developers price to do up (are they one and the same)? Thanks 👍
